Warsaw Trade Tower with a new tenant - 831 sqm of office space for Leroy Merlin
Warsaw Trade Tower, an office building belonging to the Akron Investment Central Eastern Europe II fund, has gained a new tenant. It is Leroy Merlin, who will move into the skyscraper in July of this year. The lease agreement has been signed for 831 sqm of the office space, thanks to which the rental of the facility has reached 92,76 percent.
Warsaw Trade Tower is in a good run. A new tenant of the office building is Leroy Merlin - a French home improvement and gardening retailer, part of ADEO. In Poland, the company has 59 stores with products for home and garden in over 40 Polish cities and an online store www.leroymerlin.pl. Due to the dynamic development, this 3rd largest player on the global DIY market (products and services for home and garden) rented 831 sqm of the modern office space in Warsaw Trade Tower, which complements the office space of the company's headquarters, which is located in Praga district in Warsaw. The consulting company Colliers International was responsible for finalizing the contract, representing both the new tenant as well as the owner of the facility - the Akron Investment Central Eastern Europe II fund and its asset manager – Heitman company.
Rental of the office space in WTT at the level of 92,76 percent is a very good result compared to the nearly 10,8 percent vacancy rate in Warsaw and 10 percent in Wola. As Izabela Kapil - Vice President Portfolio Management - Europe at Heitman comments: "This is also a proof of the unflagging position of Warsaw Trade Tower on the Warsaw real estate market. The comprehensive modernization carried out in years 2015-2016 affects the very high quotations of the building. The backbone of this process was employee well-being, that is the comfort of people working in WTT, who honestly appreciate the introduced changes." In the process of rebranding and modernization WTT has gained a number of improvements in line with the standards of modern office buildings. The tenants gained a common dining room and an activity room, furthermore the event and conference space was created on the 35th floor. The surroundings of the building changed as well, a platform for food trucks and bicycle infrastructure were prepared. Very popular is also the free car-sharing service, in which two BMW i3 electric cars are available.
Warsaw Trade Tower (WTT) was constructed in the late 90s as one of the first office buildings in Wola district. It became not only a symbol of quality and prestige, but also set the direction for the current development of the area. For several years Wola has been changing from a forgotten industrial district into a bustling business center. The tenants are also attracted by the extensive public communication infrastructure which enables a convenient access for employees. The modernization carried out in 2015-2016 ensured Warsaw Trade Tower’s stable position on the commercial real estate market. The introduced amenities and obtaining the Very Good rating in the BREEAM In-Use environmental certification process confirm the high standard of services offered to tenants.
